Out of Sight, Out of Mind

5 Home Maintenance Tasks You’re Probably Forgetting

When we think of home maintenance, our minds usually drift to the obvious: mowing the lawn, painting a faded wall, or fixing a dripping faucet. But homes are complex systems, and some of the most critical components are completely invisible during your day-to-day routine.

Ignoring these hidden areas doesn’t just lower your home’s efficiency—it can lead to catastrophic, budget-busting repairs down the road.

Here is the ultimate checklist of easily overlooked house repairs and maintenance tasks that deserve a spot on your seasonal to-do list.

1. Cleaning Your Refrigerator Coils

Most people wipe down the inside of their fridge, but when was the last time you looked at the bottom or back?

Refrigerator condenser coils release heat to keep the inside of your fridge cold. Over time, they act like a magnet for pet hair, dust, and kitchen grease. When coated in grime, the fridge has to work twice as hard to maintain its temperature, spiking your electricity bill and cutting the lifespan of the appliance in half.

The Fix: Pull the fridge out, unplug it, and use a narrow vacuum attachment or a specialized coil brush to clear the dust once a year.

2. Flushing the Water Heater

Whether you have a traditional storage tank or a modern tankless unit, mineral scale is your water heater’s worst enemy. Hard water contains calcium and magnesium that settle to the bottom of a tank or coat the heat exchanger of a tankless system. This creates a thermal barrier, meaning your system requires significantly more energy to heat the same amount of water.

Pro Tip: If you hear a low rumbling or popping sound coming from your traditional water heater, that’s the sound of water boiling through a thick layer of sediment at the bottom of the tank.

The Fix: Flush your water heater annually. For standard tanks, this involves hooking up a garden hose to drain the sediment. For tankless units, run a descaling solution through the system via its isolation valves.

3. Cleaning the Dryer Vent (Not Just the Lint Trap)

Wiping out the lint trap after every load of laundry is great, but it only catches about 70% of the debris. The rest travels down into the heavy ductwork that vents outside your house. Over time, this lint restricts airflow, which makes your dryer run incredibly hot and forces it to take two or three cycles to dry a single load of clothes. Even worse? It’s a leading cause of residential house fires.

The Fix: Disconnect the duct from the back of the dryer at least once a year and use a rotary dryer vent cleaning brush to pull out the trapped lint logs. Ensure the exterior exhaust flap opens freely.

4. Inspecting Window and Door Caulking

We tend to notice when a roof leaks, but we rarely notice the slow, silent water intrusion happening around our windows and doors. Exterior caulk dries out, cracks, and pulls away over time due to seasonal temperature shifts. Small gaps allow rainwater to seep directly into your wall framing, leading to hidden wood rot and mold long before you ever see a water spot on your drywall.

The Fix: Walk the exterior of your home every autumn. Touch the caulk around your windows and siding gaps. If it feels brittle or is visibly peeling, scrape it away and apply a fresh bead of high-quality exterior silicone caulk.

5. Testing the Sump Pump

If your home has a basement or crawlspace with a sump pump, it operates on a terrifying principle: you only find out it’s broken when your basement is already flooded. Sump pumps can experience mechanical failure, stuck float switches, or debris clogs while sitting dormant during dry spells.

The Fix: Don’t wait for a heavy storm. Every spring, head down to your sump basin and pour a five-gallon bucket of water into the pit. The pump should activate automatically, quickly drain the water, and shut itself off.

The Golden Rule of Home Maintenance

The easiest way to stay on top of these tasks is to tie them to seasonal events. Clean your dryer vents when you change your smoke detector batteries, and check your caulk when you clear your gutters. By shifting from a reactive mindset to a proactive one, you’ll keep your home running efficiently and keep your hard-earned money in your bank account.
